What is a Home Inspection?

A home inspection is a primarily visual examination and evaluation of the components and systems of a home. Normal access panels are opened for inspection, the process is not invasive. Certain home systems and components may be inoperable or inaccessible at the time of inspection.

Our careful, ASHI-certified home or condominium inspection includes:

  • Exterior Inspection
    Your home inspector will examine the site grading and drainage, and for any adverse effects of vegetation; the walkways, driveways, retaining walls and fences; the siding, eave structures and trim for visible defects and maintenance issues; window and door exteriors; stoops and steps; porches, decks and balconies for compliance with current safety standards.
  • Roof Inspection
    Your home inspector will examine the roof covering and estimate its age if unknown; roof penetrations; flashings; chimneys or vents; gutters and downspouts; attic. The inspector will walk on the roof if accessible and safe to do so; the roof may also be viewed from a ladder at the edges and/or with binoculars from the ground.
  • Structural Inspection
    Your home inspector will examine the foundation and floor, wall, ceiling and roof structures as accessible. The inspector will also look for indications of structural defects, such as certain crack patterns or types, or an excessively sloping floor, where there may be no direct visual access.
  • Plumbing Inspection
    Your home inspector will examine the visible water and gas service and supply piping for proper installation and signs of deterioration or leakage; drain/waste/vent piping; sump pumps and waste ejectors; installation and operation of the water heater and related venting; functional flow and drainage at the fixtures.
  • Heating System Inspection
    Your home inspector will evaluate the furnace, boiler or other primary heating equipment for proper, safe installation; chimneys and related venting; the supply and distribution system (ductwork or piping). The equipment will be operated if possible, regardless of weather conditions.
  • Cooling System Inspection
    Your home inspector will examine the installed thru-wall or central cooling systems with related electrical wiring, piping and ductwork. The equipment will be operated if the outdoor temperature is at least 65°F.
  • Electrical Inspection
    Your home inspector will examine the service drop and service conductors, meter and exterior connections; main panel and downstream (sub) panels; receptacles, switches, installed lighting and ceiling fans; the presence, proper placement and function of smoke and carbon monoxide detectors. The detectors may not be tested if connected to a central alarm or home security system.
  • Interior Inspection
    Your home inspector will check the floors, walls and ceilings for visible defects and potential safety issues, with cosmetic defects also noted in the report*; window and door operation and security; stairs; secure installation of cabinets and counters; exhaust fan operation and venting. The inspector will check the stove, washer, dryer and other large appliance operation if possible, and will inspect for installation or safety concerns.
      *You will be apprised of the recent EPA regulation concerning safe lead-based paint practices for remodeling & repair work done in homes built before 1978.
  • Fireplace or wood-burning stove
     including inspection of the chimney and venting for potential fire safety issues. The inspector will operate gas-burning equipment if possible and safe to do so.
  • Insulation / ventilation
     of the attic and other unconditioned spaces where accessible. The inspector will suggest ways to improve attic and crawl space environments.
  • Garage Inspection
    Your home inspector will examine the garage structure, exterior and roof if detached; inspect the interior wall and ceiling coverings and for proper fire separation from the home if attached; vehicle doors and automatic door openers.
